A Big Life Turnaround

A number of years ago I was working for somebody else earning less than I was worth, stressed out, and unhappy. I received a phone call from a Realtor friend of mine who wanted to know If I was interested in selling the tiny one-bedroom downtown condo that I bought 6 months earlier as my first real estate investment. I said “sure, at the right price.” Well, they met my price and closed several weeks later. After the closing I realized that I had a total of less than 8 hours of work and about $1,000 invested in that property the short time that I owned it. But I made more on that transaction than I did working as an associate attorney for an entire year. What? Needless to say that was an event that changed my life.

 

Within 6 months I left the firm, opened my own office, wrapped up any lingering business with past clients and was officially 100% real estate investor. During this transition period I went to several seminars, read several books, called on my experience as an attorney and decided to focus on foreclosures. After all, I figured that this was the best place to buy low so that I could sell high. What did I know?

Clearing the Weeds to find the Treasures

Well, I was right in theory but soon realized that successful execution took a lot more thought, research and work than I originally thought. But over time I developed a method and approach to weed out the junk and focus on the jewels. I bought many properties over the next 10 years, kept some, sold some and lived in my dream home in Asheville NC. I usually knew every foreclosure that was filed in three counties. After a number of successful years I was asked to teach a foreclosure class to a Real Estate Investment group in Wilmington, NC. Little did I know on that cool fall evening, shaking with nerves in the parking lot before heading in to face 100+ real estate investors that teaching would become my real passion.


Well 2009 came and went and I transitioned into a highly successful law firm that specialized in short sale facilitation and negotiation. Wilde Law Firm became the premier short sale law firm in NC and SC. I approached this venture with the same focus and determination as I did with foreclosures.

Making a Difficult Subject Easy

Like foreclosures, unless you have a proven method, short sale facilitation, even for a law firm, is a rough area to try to establish success. Short sales required a specific understanding of the banks’ needs and process in order to develop a system and approach that would guarantee success.

 

During this time I continued my blossoming passion for teaching. I found that my superpower was to take a difficult subject and explain it in understandable and easy to understand terms. I wrote and taught Continuing Legal Education classes for the NC State Bar on short sales, Continuing Education classes for real estate agents on short sales and foreclosures, and many short sale workshops for real estate agents. I even gave a short sale class to the attorneys at the North Carolina Real Estate Commission.

 

I have now been immersed in the default areas of real estate for over twenty years. Even though I am officially in the short sale business, I have continued to research and occasionally purchase foreclosures. I have also fielded countless questions from real estate agents over the years on foreclosures, especially those agents with a desire to invest in this arena.

With that as my background, I occasionally take one-on-one Mentee clients in my Foreclosure Investor Mastership. The Mastership lasts six months with weekly one-on-one Zoom calls as well as group calls if warranted. Together we will develop your unique method and approach to meet your real estate investment needs. Do you want to buy and flip? Buy and hold? Sell your position to other investors? Pack your pipeline with listings? Buy directly from the homeowner or the courthouse steps?  Each property has its own story and will require its unique approach. We will cover the all-important title search, IRS liens, judgments, estates and more.

 

You will know everything about the subject property before ever showing up at the front door or the courthouse steps. That is certainly a confidence builder.

 

We will also cover financing and rehabbing. This is an all-inclusive offering that will take the investor from novice to seasoned foreclosure investor. The investor should be able to make 5-10 times the cost of the mentorship in their first transaction. With foreclosures set to possibly rival what we saw in 2008, now is the time to position yourself to thrive in any market.
